This privately-owned estate agency is looking to recruit an experienced Property Manager to be based in its highly successful office in Summertown. Our client has been building a reputation as one of the most highly regarded independent, residential estate agencies in Oxfordshire, and pride themselves on their bespoke, professional and honest service.

The main purpose of this role is to manage a portfolio of residential lettings properties, ensuring all maintenance issues are resolved with a high level of landlord and tenant satisfaction.
Responsibilities will include:
• Maximising current and future income opportunities through property refurbishments• Investigating and resolving queries and complaints• Proactively keeping up to date with legislation changes and health & safety compliance• Managing the upkeep and maintenance of your own portfolio of residential properties• Building and maintaining excellent relationships with landlords and tenants• Conduct property visits and complete appropriate reports liaising with the landlord giving relevant advice• Ensuring all properties are prepared for tenants to move in – gas safety record, electrical safety, keys, pre-tenancy clean, checking all appliances and any pre-requisites• Ensuring deposit returns are managed within legal timescales and any issues between parties resolved• Ensuring the property is continuing to be legally compliant and is being looked after by the tenant• Liaising and building relationships with third-party suppliers• Checking invoices received against works orders and arranging payment to contractors• Maintaining high standards of communication with landlords and tenants• Negotiating dilapidation compensation for the landlords of a managed client portfolio• Working closely with Accounts in managing rent arrears.
Essential experience, skills & knowledge:
• At least 2 years’ experience in residential property lettings and property management• Knowledge and understanding of the lettings procedures and qualified to ARLA I/II standard or equivalent standard of experience• Excellent customer service skills• Strong administrative and organisational skills• Numerate• Strong communication skills• Experience in the use of residential software programs• Advance skill in Microsoft Office package• Presentation skills• Strong negotiation skills• Full UK driving licence and own car.
The package for this role will be in the region of £25,000 to £28,000 dependent on the level of experience. Our client is also offering a mileage allowance. Benefits include an excellent holiday package, pension, opportunities for progression, company events, summer & Christmas parties, and more!
Working hours are Monday to Thursday, 8.45am to 5.30pm, Friday 9am to 4.30pm.
